Columbia Forest, Clair Hills and Vista Hills Real Estate Market Update

It has been a busy start to the selling season for homes in the area.  So far this year 19 homes have sold for an average price of $718,000 a significant improvement from the average of $578,000 during the same period last year.  Strong demand has resulted in homes selling, on average, for more than their list price.                              

Laurelwood Real Estate Market Update - February 2020 Results

High demand and limited supply has resulted in an average sale price of $792,000 so far this year, an increase of almost 6% from the average of $748,000 during the same period last year.

Just 5 homes have sold so far this year, that is due entirely to a lack of supply.  Homes that have been listed have seen strong demand resulting homes selling well above their list price.

Upper Beechwood and Beechwood West Real Estate Market Update - February Results

The market has gotten off to a decent start this year.  So far 5 homes have sold in the area for an average of $846,000, a little off the average at this point last year but, the sample size is still pretty small.                              

Upper Beechwood + Beechwood West Real Estate Market Update - November Results

It was a very quiet month for real estate in Waterloo Region and Upper Beechwood and Beechwood West were no exception.  Just two homes sold in the area last month, brining the total for the year to 44.  Prices remain high and it looks like we are on track to end the year with an average sale price of more than $900,000 for the first time.  The average sale price through the end of November was $910,000 with homes selling at almost full list price (99.6%) and after 22 days on the market.              &n

Conservation Meadows Real Estate Market Update - October Results

Not much to report for home sales in Conservation Meadows in October, no homes sold during the month however, year to date sale are still far ahead of last year.  Through the end of October 28 homes have sold in the area, well ahead of the 18 that sold during the same period last year.  Prices are up too, so far this year the average sale price has been $729,000.                              

Forest Heights Real Estate Market Update - October Results

It was a pretty typical October for homes sales in Forest Heights.  A total of 13 homes sold last month bringing the total for the year to 127, which is well behind the 172 that sold during the same period last year.  Prices continue to increase.  The average sale price this year is $533,000 and increase of almost 10% from the average of $485,000 at this time last year.                              

Beechwood Forest + Highland West Real Estate Market Update - October Results

It was an unusually slow month for home sales in Beechwood Forest and Highland West.   Just two homes sold in October bringing the total for the year to 79.  The average sale price continues to rise, so far this year the average has been $579,000.  Strong demand has resulted in homes selling, on average, for more than list price (103.6%).                              

Westvale Real Estate Market Update - October Results

It was a slow October for home sales in Westvale.  Just three homes sold bringing the total for the year to 73.   Average sale prices continued to rise.  The average price so far this year has been $585,000.  Strong demand has resulted in homes selling, on average, for more than list price (103%) and after just two weeks on the market.                              

Eastbridge Real Estate Market Update - October Results

It was a fairly quiet October for home sales in Eastbridge.  Just four home sold in the neighbourhood bringing the total for the year to 82.  The average sale price continues to improve, the average so far this year has been $659,000.                              

Beechwood+Maple Hills Monthly Real Estate Market Update - October Results

It was a fairly typical month in terms of the number of homes sold, five homes sold in the neighbourhood in October bringing the total for the year to 55.  The average sale price continued to rise, so far this year home in Beechwood and Maple Hills have been selling for an average of $744,000 an increase of more than 13% from the average during the same period last year and more than 22% from the average in 2017.                             &n
