It was a fairly typical month in terms of the number of homes sold, five homes sold in the neighbourhood in October bringing the total for the year to 55.  The average sale price continued to rise, so far this year home in Beechwood and Maple Hills have been selling for an average of $744,000 an increase of more than 13% from the average during the same period last year and more than 22% from the average in 2017.                             &n

October was another good month for home sales in the area.  Thirteen homes sold in October bringing the total for the year to 125.  Prices continued to climb, the average sale price in the neighbourhood so far this year is $682,000.                              

Housing sales continued to be strong in Laurelwood in October.  Five homes sold last month bringing the total for the year to 62.  The average sale price so far this year has been $708,000 which means on average homes are still selling for more than full list price.                              

It was a busy October for home sales in the neighbourhood.  Seven homes sold in October bringing the total for the year to 42 homes sold.  The average sale price continues to climb, $920,000 is the average sale price so far this year.                              

STRONG HOME SALES CONTINUE IN OCTOBER IN FACE OF LOW INVENTORY

KITCHENER-WATERLOO, ON (November 5, 2019) ––538 residential properties sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in October, an increase of 4.1 per cent compared to the same month last year.    

It has been a busy year for home sales in Laurelwood. Through the end of September 57 homes had sold in the area an increase of almost 30% from the 44 that sold during the same period last year.
The average sale price has held steady. So far in 2019 homes in Laurelwood have sold for an average of $706,000, during the same period in 2018 the average was $705,000. A bump in demand has
once again created competition for homes in the area. Homes sold, on average, for 101.4% of full list price in a very quick period of just 15 days on market.

It has been a stellar year for home sales in Upper Beechwood and Beechwood West. Through the first nine months of the year a total of 34 homes have sold, an increase of more than 6% from the 32 that sold during the same period last year. The average sale price continues to rise as well. So far this year homes in the area have sold for an average of $935,000 a 17.8% increase from the average of $794,000 during the same period last year. Strong demand in the area has resulted in homes selling, on average, for full list price after a very quick 17 days on market.

July was an unusually excellent month for home sales in Upper Beechwood and Beechwood West.  Seven homes sold in July bringing the total for the year to 28.  The average selling price so far this year has been $919,000 well ahead of the average of $777,000 during the same period in 2017.  Homes are still selling quickly and for (on average) more than list price.

Well we have reached the mid-point in the year and the housing market remains strong but slow.  Five homes sold in Upper Beechwood and Beechwood West in June which was an improvement from the four that sold last year but still well behind the 10 that sold in June of 2017.  Year to date we have had 21 sales in the neighbourhood with an average selling price of $894,000.
